Building Affordable Homes in Seattle's Othello

eattle’s challenging housing market makes homeownership difficult, especially for those with moderate incomes. U-LEX @ Othello Square is a 68-unit co-op development in Southeast Seattle offering a solution. Its name, (OH-lew), means “gather” in Lushootseed, honoring local Indigenous heritage. U-LEX aims to provide permanently affordable homeownership, countering displacement in the area.

The U-LEX Co-op Model

U-LEX uses a Limited Equity Cooperative (LEC) model. Residents buy shares in the co-op, not individual units. Share prices range from $53,000 to $92,000, with 20% down payments. HomeSight offers down payment assistance, including programs for BIPOC and African American borrowers. Resale prices are capped at 2% annual appreciation, ensuring long-term affordability for future buyers.

Joining U-LEX

Eligibility is for first-time homebuyers with incomes at or below 80% of Seattle’s Area Median Income. Half of the units are reserved for Southeast Seattle stakeholders. The application process includes homebuyer education. Financing is through Verity Credit Union, with Sharia-compliant options.

A Model for the Future?

U-LEX aims to be more than housing; it’s a community-building initiative. It could serve as a model for equitable housing solutions in urban areas.

Community Impact and Diversity

The U-LEX project is situated in Othello, one of Seattle’s most diverse neighborhoods, with residents from over 40 ethnic groups. This location is integral to U-LEX’s mission, providing easy access to public transportation, local schools, and numerous services. The inclusion of a Verity Credit Union branch within the development further supports residents’ financial well-being and aligns with the project’s overall goal of community empowerment and stability.

Beyond Housing Units

The planned rooftop solar panels demonstrate a commitment to environmental sustainability and long-term cost reduction.
